We are seeking to acquire under-performing self storage facilities, mobile home parks and apartments over 100+ units in the sun belt states especially in areas in or just outside the major cities of TX, AZ and CA. We are especially interested in properties where we can purchase at a 9% or better CAP based on actual NOI with a potential of making it a 12% or better CAP after stabilization and capital improvement. We will consider REOs, properties in receivership and other distressed situations. No major rehabs please. We are in a position to pay all cash for significantly discounted properties.
